Use the inspection report as the starting point — not the diagnosis
An inspection can identify visible conditions worth further evaluation. A drainage estimate should then look at where water originates, the direction of surface flow, roof runoff, low points, existing drainage components and the practical discharge or storage options for that specific lot.
Five drainage notes worth following up on
Standing water or chronically soft lawn
Repeated pooling can point to a low spot, concentrated runoff, slow infiltration, or a combination of drainage conditions.
Grade pitching toward the house
When the surrounding surface directs runoff toward the foundation, an on-site drainage assessment can determine whether grading, collection, or both should be evaluated.
Downspouts ending beside the foundation
Roof runoff concentrated at the house can saturate nearby soil. The appropriate outlet depends on the property and local requirements.
Basement dampness or seepage after rain
The timing matters. Moisture that appears with rainfall may justify evaluating exterior runoff and drainage conditions in addition to interior symptoms.
Patios, walks or driveways redirecting runoff
Impervious surfaces change where rainfall travels. A site assessment should look at the complete water path rather than only the final puddle.

Photos after rain
Photograph where water starts, where it collects and the area between the puddle and the house.
Approximate affected area
Note whether the problem is one small low spot, a side yard, a foundation edge or a larger portion of the property.
Relevant report language
Keep the exact inspection note handy. It helps the drainage professional understand what was observed without guessing.
Recent property changes
Mention recent patios, driveways, additions, landscaping or grading changes that may have altered runoff.
